CALAIS APARTMENTS

The Calais Apartments development was a negotiated contract built in 1999 for local developers. The $5million contract at 6 Adams Ave, Mount Maunganui consisted of 42 luxury apartments with a mix of 1 and 2 bedrooms. The complex was completed under a very tight time schedule so that the developers could open prior to the Christmas season.

Due to the confines of the site, a 100tonne crane was permanently established on site for the first 6 months of the construction programme until the roofing stage was complete.

The project comprised a full basement with approximately 3 meters of excavation of which 1 meter was below the water table and required extensive site dewatering. A combination of insitu and precast concrete elements including precast concrete panel walls assisted in meeting the tight time frames.

At it the project peak there was more than 100 tradesmen on site at any time and this assisted in bringing the project to completion under budget and within time.
