Marra Construction was approached by a local legal firm to construct their proposed new head offices based on a finalised sketch design. The project was negotiated on a design and build basis and commenced in July 2007.
The project had a concept design when the client approached Marra. This entailed completing the detailed design, obtain consents and construct the building all for a fixed lump sum price. Marra entered into a Guaranteed Maximum Price contract which provided the client and the financial institution with “peace of mind” as to the project final cost.
The building comprises a full basement and four levels of office space with a stand alone café on the road frontage. The top two floors are the new head office of a prominent Tauranga legal firm.
Precast concrete panels were used on all external facades with the front elevation being polished exposed aggregate panels with a green tint.
Whilst the base building was under construction Marra negotiated the fitout portion of the contract on an “open book” basis. This allowed the two separate contracts to run concurrently. The interior fitout work has delivered a modern open plan office with clear glass office spaces and trend setting client reception areas.
